We recently had to sell our parent's house in Mission Viejo. Due to market volatility and other factors, we needed to sell quickly but also wanted to get good value from the sale. After interviewing 4 sets of Realtors, we decided to work with Dave Gubler and IML Real Estate. Dave listened to our concerns and priorities and described his approach to marketing houses. His use of "disruptive digital marketing" and what he called "the juice" seemed like the right combination. We had a short window to get the house on the market and sold and Dave worked closely with us to arrange everything so that the open house happened just 6 weeks after we first met and 1 week after we finished the estate sale. Dave did a virtual staging which made it easier for us to clear out the house. After the first open house Dave received and shared with us 8 or so offers within the next few days and within the week we had 12 offers total to pick from. Dave had priced the house appropriately, but at a price we all agreed was a solid return. Due to all of Dave's marketing we had multiple offers and actually ended up with a higher sales price than we had hoped for. Throughout the process Dave and IML Real Estate bent over backward to answer our questions, make positive suggestions and help out in every way possible. It was a pleasure working with Dave, and we really appreciated that he listened to what we wanted and didn't try to push expensive remodeling when it was clear that it didn't fit our time-line or end goals. Dave's knowledge of the market in Mission Viejo, and his disruptive digital marketing helped us get our parent's house into a successful escrow at an excellent price just 8 weeks after we first met with him. During the same period, we saw multiple houses in the area on the market for months, often selling for much less than originally posted. We had an excellent experience with Dave and highly recommend him and IML Real Estate.

Dave and his team were amazing. I was referred to him by a good friend who has used Dave for a couple of property purchases. Dave is extremely knowledgeable about the market and was always responsive to my questions and concerns. On our first call, he asked my wife and me the preferences we had in a home. He listened and did not waste our time with any properties he knew were not in line with them. During each viewing Dave pointed out small details we were unaware of as first-time home buyers. My wife and I were referred to Dave by a colleague and he took great care of us. Fairly constant communication is key if you're an active buyer or seller (or especially if you're both) and Dave was always available for our frequent questions. He gave us a lot of confidence trying to navigate a tricky market. He went above and beyond and is even seeing everything through after we closed on both the sale of our home and the purchase of a new home. As first time home buyers we were helped immensely by Dave's expertise. He was patient in explaining the home buying process, terminology etc. During house visits he would explain different parts of the house and how they are supposed to be maintained. We found it very useful.
