How We Rank Real Estate Agents
Our rankings are earned from verified performance, never bought. Here is exactly how we measure agents, where our data comes from, and what we can and cannot verify.
What earns a ranking
- Verified transaction performance
- More than fifteen scored signals
- No pay-to-play, ever
- Reviewed by a licensed broker
What We Measure
For every agent we analyze more than fifteen performance signals drawn from closed-transaction data. No single signal decides a ranking. The agents shown first are those whose verified results put them at the top of that local market today.
Local sales volume
Closed sales volume in your city and zip code, where it actually matters.
Recent and all-time transactions
Both current momentum and a verified long-term track record.
Days on market
How quickly an agent's listings sell against the local average.
Negotiation results
How far above or below list price an agent's clients actually close.
Price-point fit
Proven experience in the price range your home sits in.
City and zip ranking
Standing against local peers in the exact markets they serve.
Verified client reviews
Reviews confirmed against real, completed transactions.
And more than fifteen in total
No single signal decides a ranking. The full model weighs over fifteen.
How Performance Is Verified
Our rankings are built from verified real estate transaction data, not from agent self-reported numbers or marketing claims. We draw on a broad range of sources, including MLS records, public county records, and other verified real estate data, to keep agent performance current across the markets we cover. An agent's results count toward a ranking only where they can be confirmed against records.
What We Verify
- Transaction activity is confirmed against records, not taken from agent claims
- Agent identity and current licensing status
- Genuine, recent activity in the market where an agent is ranked
- On-platform success, backed by more than seventeen years and proprietary performance data on over 30,000 agents
What We Cannot Verify
We are transparent about our limits. Where data is incomplete, an agent is ranked only on what we can confirm, never on estimates.
- Every detail of a private or off-market transaction
- Sales recorded under a team rather than an individual agent
- That every client experience matches the reviews left behind
Agents Cannot Pay for Placement
No agent can buy a ranking, a position, or a featured spot anywhere on EffectiveAgents. Rankings are earned from verified transaction performance only. This is the core of how we stay useful to buyers and sellers.
How Often Rankings Update
Our data is updated continuously, often in real time, so rankings reflect recent performance rather than a one-time snapshot. As new closed transactions are recorded, an agent's standing can move up or down.
