I had an incredibly disappointing experience with Realtor Ernest Salinas regarding the sale of my property located at 5959 McAndrew Drive in Oakland, CA. Despite being a co-owner, I was completely left out of the entire process. To begin with, Mr. Salinas listed the property for sale on September 5th, 2023, without even bothering to inform or consult me, the other co-owner. This lack of communication and consideration for my involvement in such a significant decision was utterly unacceptable. Throughout the listing period, Mr. Salinas proceeded to field and accept offers on the property without ever reaching out to me, the co-owner with equal rights. His unilateral decision-making not only demonstrated a lack of professionalism but also potentially violated ethical obligations by listing a property for sale and entertaining offers without my consent. Furthermore, despite the property being listed for sale, it was left in a disgraceful state with junk scattered throughout the house and yard, and a broken sliding glass door to the backyard. Mr. Salinas made no effort to address these issues or ensure the property was presentable to potential buyers. Overall, I am deeply disappointed by Mr. Salinas' unprofessional and unethical behavior throughout this entire process. His disregard for communication, lack of consideration for co-owners, and failure to maintain the property reflect poorly on his competence and integrity as a realtor. I strongly advise against engaging the services of Realtor Ernest Salinas for any real estate transactions. It is evident that he lacks the professionalism and ethics required to represent clients effectively. In conclusion, my experience with Mr. Salinas was extremely negative, and I would caution anyone considering his services to proceed with extreme caution.

I’ve worked with several agents, and Ernest was my absolute favorite. His real estate knowledge, phenomenal customer service and attention to detail was more than I can ask for. I am very, very happy I worked with Ernest to close my home. I plan to use him for any future real estate purchase or sale. I highly recommend you work with him if you want someone who knows the area and industry well, is willing to go the extra mile for the customer and makes you feel at ease during the process. I can’t wait to work with him again!

I cannot in good faith recommend Ernest to anyone. I write this solely to provide some form of documentation for his future clients to refer to in case the same thing that happened to us happens again. The pros: Ernest is very good at being available to his clients and working around your schedule, which we really appreciated. He was really on top of getting us information about properties as well. If you want a property, Ernest will do whatever he can to get it for you. However, sometimes he loses sight of how he's getting that property for you and does it in a way that leaves potential buyers unprotected. This is a huge concern given that it's his job to protect you as the buyer. In an attempt to close our deal quickly, he removed our buyer protections (inspection contingencies, said the property would be sold "as is") out of the gate and justified it by saying we could use the loan contingency as a blanket coverage of any inspection issue that came up. This is legally fallible (which we learned the hard way) and if Ernest is saying it's fine, just know you're taking a risk by trusting his word for that. We also had to encourage him to get further inspections of the property, which Ernest, with his expertise in real estate, should have been suggesting himself given the age of the property we were going to buy and the inconsistencies in the disclosure packet from the seller. If your hunch says to get further inspections but Ernest isn't encouraging them, I highly recommend you get them and do not release inspection contingencies in your initial offer. Ernest may state that there's no limit for the amount of credits that a seller can give, but this is not true. There are limits, especially if you are getting a loan (which we were). If your property needs a decent amount of credits back and you are getting a loan, don't accept Ernest's suggestion to make a side agreement with the sellers to complete these credits outside of escrow. He may say that it's common, but we learned it definitely is not and it's wrong ethically, if not legally. If Ernest suggests to put all parts of the purchase agreement that your loan won't like on an addendum (which he plans to not send to your loan officer), please do not agree to this even if Ernest is telling you it's common and totally fine and legal to do. This is not the case. I hope that this feedback will help future clients of Ernest's be conscious of the risky decisions he made for us as buyers. I think Ernest could be a great realtor if he ceased doing the tactics listed above.
