    Shannon was excellent from the first moment we met. We thought selling our house would be very stressful, as we didn’t know how to do it. She was professional, friendly and always answered our questions, no matter how complicated they were. We can’t recommend her enough! She made all the worries disappear, took control of the situation, and we had an offer within the first day! I’m thankful that we decided to go with Shannon. Do the same and you won’t regret it!

    Dawna is outstanding! She helped me both buy and sell this house, and let me tell you she was great in both equally! What I really appreciate with Dawna is that she cares (that by itself), but also her unrelenting dedication! She gets every detail right and stays on it through till the very end. I am very thankful for Dawna and all she did to help me, and highly recommend her to anyone buying or selling in Hamilton or greater Indy area.

    Back in 2012, Shannon helped us buy my first super affordable home in the city. While other realtors might have steered me toward cookie-cutter condos given my tight budget, Shannon understood our desire for a home with charm yet safe enough to start a family. She looked at the abandoned and literally burned-out houses on our street and said, “This neighborhood is going to explode!” I also knew this to be the case after witnessing the transformation in the neighboring Fall Creek Place neighborhood. That whole area north of Herron-Morton used to be called “Dodge City.” Take a guess why it had that nickname! Of course Shannon did the research, and Mapleton Fall Creek shared with us the plans and goals for the neighborhood backed by funds from Lilly Endowment and others pouring into its revitalization. The entire buying process was so smooth and efficient that as first-time homeowners, we barely had to lift a finger. Shannon was on top of everything—quotes, paperwork, you name it. Over the next 13 years, our home almost tripled in value! It was going to be our forever home. We absolutely loved our charming home and our neighbors, the original elderly neighbors as well as the new families that were moving in and rehabbing the abandoned houses. Unlike other neighborhoods where they kicked out the originals, it was always mixed-income. Anyway, I ended up taking a job out of state. Late July of 2025, I contacted Shannon and told her I was in town and was ready to sell the house. She responded immediately while coming back from vacation in Aruba and met with me the next day. She did the market research and secured the Zillow 360 photos that same week. I was only in town for 7 days, a few of those days on vacation with my family. Before I left, everything was posted, and about a week later I accepted an offer.   Now, since I hadn't been living in the house, there weren't many aesthetic updates made, and there were some issues that needed addressing (hello, sewer line problems due to the neighbor's tree roots). Shannon HUSTLED. While I was stressed, she kept reassuring me that she'd handle everything, and she meant it. She secured her own quotes for all the buyer's requested repairs to verify they were reasonable because Shannon doesn't just make things up or guesstimate. She ALWAYS does her research. We needed locks changed in the middle of the night. She had a guy AND paid for it herself to avoid any delays. Emergency cleanup two days before closing? Already handled.  This woman has a guy for absolutely everything in Indy. The quotes she got me saved me thousands of dollars on repairs because her people trust her and don't overcharge. Listen! She even convinced the contractors to do the work BEFORE payment with the condition that they'd get a check for services after the closing. Her people trust her enough to know that the closing would happen on that date and that they would receive their money. When my mother had the new set of keys the night before the final walk-through, Shannon drove 45 minutes just to pick them up and waited for my mom to get home. I felt bad, but Shannon wasn't even fazed despite having an appointment across town right after that. I gave her power of attorney to sign at closing because she kept me involved in every decision, and she had already taken care of all the surprises. It was a miracle we made it to closing on the original date with some very unfortunate serious things happening beyond my control.   And here's the thing about Shannon: once you're her client, you're family forever. I literally met her at an open house for some house that I wasn't even considering. She was so honest about the pros and cons of that fixer-upper house that I could tell she would be a reliable source of information. (In other cases when you go to an open house without a realtor, they are so pushy and salespersony.)  Similarly, a friend I recommended to her years ago still keeps in touch. Have a random real estate question 13 years later? Shannon will answer it. Need someone to present at your school's career day? Shannon will do it.  If you want a well-connected problem-solver who can help you buy an affordable house with potential or sell your house without any headaches (despite the inevitable problems that WILL occur), Shannon Gilbert is your person. She's a real estate miracle worker. I'm aware that Shannon also will help you sell and buy a million-dollar home, but likewise she isn't afraid to go into the "hood" and help you buy your starter home either. She will work with your budget and give you the same care and attention as if you had a million-dollar budget.
