Matt helped us find a vacation home in Lakewood Ranch. We started looking over the summer while visiting from Atlanta. We closed on our new home the week of Thanksgiving. He helped us over a 6 month period while the house was being built, including pictures along the way.

From the initial on line process of finding possible homes to the making our final decision, Matt was with us all the way. Given the current Covid situation we had to do everything virtually, after we physically viewed our home. The process was smooth. Matt was very assuring and handled all inspection follow ups, became our intermediate with the escrow and title agent. All facets of the purchase were expertly and professionally handled by him. My wife and I are very pleased we chose the Cannon’s and their agency Caldwell Banker. I highly recommend them to anyone.

We were looking for a realtor who represented the buyer and was knowledgeable about the Sarasota area market which we knew nothing about. Matt and we connected and he was friendly, listened patiently to our needs and proposed a plan of action. Since we live out of state, Matt first provided a verbal overview of the area and set up a portal for us to look at a variety of new and previously owned houses that fit our requirements, prior to us visiting the area. We were able to winnow the list in preparation for our visit to the area. Matt made himself fully available by phone, responded to emails prior and was very welcoming when we arrived. He took us on a grand tour of the Sarasota and the surrounding area. His pride in the area, his local knowledge, professionalism, willingness to answer any questions and his clear relationships with builders and realtors made it very easy on us. It would have taken us a very long time to cover it all on our own rather than hone in on the beat choices. We found the home we wanted quite rapidly and he aided us in negotiating the few extras we wanted to be included in the price. He made certain that the process and paperwork was clearly explained. We went to contract and went back home to await the build. Throughout, Matt was available at any time and when it came to the walk through six days before closing, Jenny joined us as she had worked on the new home side of things in the past and added her eagle eye to the event. Together they caught things that we might have missed and we were thrilled that at closing 99% (all the big things) were already handled by the builder. In fact, since we were in Florida but a few hours away, they revisited the site the day before closing to ensure everything was being well addressed. My husband and I have just closed on our home in Florida and we couldn't be more thrilled about how smoothly it went and a lot of it has to do with Matt and Jenny's great attention to detail and care of us. We trust them completely and highly recommend them as realtors.

Thank you to Matt and Jenny Cannon whom we had the pleasure of working with to sell our home in Sarasota. From their first visit prior to listing the property, right through to the final closing, they were completely professional, totally responsive and extremely helpful. Our home was professionally photographed and listed for sale within four days and sold to the second family that viewed it, within less than twenty four hours of going on the market. Calls and emails were responded to immediately and nothing was too much trouble, helping to make a stressful time far less so. Matt and Jenny has been recommended to us by friends and we would have no hesitation in recommending them on to others wishing to buy or sell a property in the future.
