We selected Tammy Garber to assist us in selling our Knoxville, TN home based on her excellent record of getting homes to contract and closed more quickly than many of the other realtors in the area. We were not disappointed. Tammy is an experienced and capable strategist who takes a risk-adverse approach in her recommendation of the initial sales price and in her negotiation of the various “contingency provisions” in the contract, the net result of which is intended to greatly increase the odds that the home will be under contract quickly with high confidence that the transaction will actually close. At first, I was skeptical about her approach, but I was ultimately won over given that her approach did, in fact, result in a quick contract and a relatively smooth transition from contract to closing. Best of all, such an approach inspired multiple offers and resulted in us receiving a reasonable, fair market price for the home. Tammy is also blessed with a very good team, especially her assistant (Jen’s involvement was critical in keeping the transaction on a continued path towards closing) as well as the professional photographer she involved (he took such incredible pictures that a friend of ours commented that the photos made the home look “better than brand new”). We also used Tammy when we bought this home and can therefore say without hesitation that we highly recommend Tammy as your realtor, whether you are selling your home or desire to purchase a home.

(6/4/21) Tammy is incredible, very prompt communication and managed all aspects of the sale of our house. Her negotiations resulted in a sale price well above our expectations. Highly recommended for anyone who is a first time seller like we were.

When Tammy came to us and offered to list our house, she indicated she wanted to keep Whittington Creek prices high. She offered us a commission break and said no one will work harder for us. From my perspective, that was not the case. If anything, I had to work harder to get Tammy to try to be creative in selling our house. From the start, we had problems with our listing. Originally she had a year contract drawn up and luckily my husband asked her to change that to 6 months. She didn’t tell us we needed to do anything to our house, nor did she send someone to help stage it (like I heard a lot of agents do). The start-up process was frustrating to say the least. Initially, our listing wasn’t showing up on all the real estate sites. We had to keep texting her to find out what was going on. She left out some important features of our house in the description (new roof, new carpet in the basement etc). She said that she would have us approve it before it went live. That did not happen. We had to ask her to edit it after the fact. After our house was listed, we had asked her several times about getting a Matterport, videos, and video open houses. This all was during the time COVID-19 hit. She said videos and Matterport do not sell houses, she didn’t think that it would help, and she told us if we wanted the Matterport, we could purchase it. Then she said if we find 10 listings on homes under $1 Million that have Matterport, she will pay for it! That’s working hard for us? She was still refusing to do a video open house, or advertise a video link of our house during a time when agents were changing their ways of marketing. Her only suggestion was to lower the price of the home. Reluctantly, we lowered the price a significant amount. She indicated that would generate a lot of traffic. Two weekends went by without a single showing. We were still at this point asking for video open houses and sending her articles about how agents are pivoting during this crisis. She still refused to try new or creative ways to market our home. Her solution was to lower the price again a significant amount. That’s when we told her to remove our house from the market and cancel the contract. She refuses to release the 6 month contract unless we pay $3500 for her and her assistants “hourly rate” and her out-of-pocket expenses. We agreed to pay the out-of-pocket expenses, but that offer was rejected. So, our house is now off the market, and we will never use Keller Williams Signature, or Tammy Garber, as a selling agent again.

We have worked with Tammy for over 7 years. She has helped us sell and purchase homes in the Knoxville area. Her expertise during the process set our minds at ease. She is very knowledgeable with the current market, so she knows how to get deals done. She becomes invested with her clients and therefore creates long lasting relationships.
