Mike Goins performed splendidly as my broker for the purchase of two homes in Montgomery—one for a personal residence and the second as an investment property. ....Earlier in his career, he had been an appraiser. That technical background, which most brokers lack, allowed him to advise intelligently on the market value of the properties, the sales price of comparable real estate (“comps”), the analysis techniques of the third-party appraisers to be engaged by the lender for underwriting purposes, and the probable future value of the properties. His insightful advice allowed me to make offers that were accepted by the builder and which came in BELOW the appraised value for both the VA appraiser and the commercial appraiser engaged by the lender. .....Mike’s behavior was more like a seasoned commercial broker, rather than a typical residential broker limited to only superficial knowledge of how to value and buy real estate.
