I currently rent a studio from Issac Briones. Based on my understanding, the unit may not have the proper documentation typically required for a legal rental, such as a Certificate of Occupancy. Additionally, the utilities for my unit appear to be shared among multiple tenants, including the landlord himself, through a single meter. This has caused confusion and concern regarding how utility costs are being divided and billed. I’ve been trying to serve him legal documents related to these concerns, but unfortunately, he has made the process extremely difficult. On multiple occasions, he has declined to come to the door, communicated only through a window, involved the police, or taken other steps that have prevented successful service. In my experience, this has not reflected the professionalism or accountability I would hope for in a landlord. If you're considering renting from or working with Mr. Briones, I strongly recommend doing your due diligence and asking detailed questions up front.
