Roger skillfully negotiated the complex mortgage assumption—securing a 3.5% interest rate (compared to the current rates 6.5%) and, incredibly, getting the seller to leave their VA entitlement to allow the assumption, which was is exceptionally rare. Roger is the consummate professional. We listed our home two days before Thanksgiving and had two cash offers the first week. Honestly, we were thinking that it would take a couple of months to sell our home as traditionally the holidays are slow. Roger is knowledgeable about all facets of the real estate market. We would use him again and again.

Roger knows his business as well as knows people. HIs willingness to serve with integrity honoring and respecting ethics along with completing home transactions is impenetrable. People can be difficult to work with. Roger takes the time needed and finds the time even in a pinch to negotiate, coordinate, collaborate and fully communicate the truth.

We were attempting to look at an executive home and the listing agent was not willing to "allow" us to look at the property until we could "prove" our worthiness. We called Roger and he showed us the place the next morning. We loved the home and made a cash offer that day. Roger followed through with EVERY detail, from Well Permits, to previous repairs, Septic tank history and a dozen other factors we would never have thought of. He was there for us every step of the way, from initial showing to final settlement and negotiated for us on big and small issues throughout the process. He had recommendations for every trade professional that we might need for inspections, or repairs, or upgrades, and each of those individuals that he recommended also gave us excellent service. We were right in the middle of COVID 19 vaccines and were unwell at times and he made sure no detail, or issue was not thoroughly understood and completed to our complete satisfaction. We are looking to possibly purchase other parcels for investment purposes and intend to use Roger's experience and expertise in those negotiations as well We are in our 70s and have purchased many homes over the past half century, and Roger is head and shoulders above every other agent we have ever had. He took really good care of our every need and was there to assist every step in the process. Greatly experienced and very knowledgeable on every aspect of home buying in a rural area that included ag use, wells, septic tanks, fences, symbiotic advantages working with neighbors, and tax advantages for those business endeavors.
