Nichole prioritized her own interests over ours from the outset. As out-of-town buyers unfamiliar with the Hawaii real estate process, we relied heavily on her guidance. Instead, she minimized known issues with the property and, at times, appeared to side with the opposing agent rather than advocate for us. During critical final negotiations, she was unavailable, citing delays caused by goats and chickens on the road. As a result, I negotiated the final deal myself with no guidance from her other than encouraging us to settle for the first reduction in price. Afterward, she attempted to take credit for the outcome. The listing agent refused to provide complete disclosures until after our inspection. Rather than protecting our interests as her clients, Nichole instructed us to sign an addendum introduced only days before closing. This addendum contained information that should have been disclosed well before the end of our contingency period. She presented it as a routine formality rather than a substantive disclosure issue. Only after signing did I realize the addendum was essentially a replication of our own inspection report, used to retroactively satisfy disclosure requirements. Finally, she claimed the house had been cleaned as promised, and it was anything but clean.

I’ve purchased 2 properties with Nichole and she’s always been a pleasure to work with. Very responsive and on top of the process. Highly recommended realtor on Big Island, Hawaii.

I am a first time land buyer and Nichole made the whole experience easy to understand and go thru. I was completely clueless being my first time and she held my hand thru it step by step even making sure emails from others i was supposed to keep track of were getting to me. If I had any questions she would answer even saved on my purchase. I couldn't recommend her enough her attitude and personality make it so it's super easy to communicate. Whenever I would drag my feet she would check in to make sure I kept on schedule and on track absolutely could not recommend Nichole Ehrbar more. If you need land on Big Island she's who I would go to everytime! Thank you Nichole!!!

Nichole was a pleasure to work with and was the perfect person to keep me focused on my overall goals during an uncertain market in addition to the stress of moving to an island. Being a veteran I appreciated her support and connection to the veteran community. Her familiarity with the veteran community made it easy to communicate with her as she understands us well. Nichole was amazing! So helpful & gracious. I live in Washington state and she helped me navigate every step - often jumping in to meet a service provider at the house or helping me find someone to do a job or answering a question. And her warmth & Aloha spirit shone through everything she did. I never met her in person, yet I quickly gained trust & confidence in everything she did. And look forward to one day thanking her in person!
