His negotiation guidance was thoughtful and measured, especially in a competitive environment. During the title search, a last-minute addition of a new seller surfaced — something that could have easily delayed closing. Joshua immediately stepped in, coordinated with all parties, and kept everything moving forward. That responsiveness and oversight made a major difference. When inspection items came up, he moved quickly to help us gather repair quotes within a very tight timeline. That allowed us to negotiate reasonable credits based on real numbers instead of estimates. His ability to stay calm but act fast under pressure really stood out.
