If I could give zero stars, I would. I listed my home with Ryan Kramer at RE/MAX Associates and it was the biggest mistake I’ve made in real estate. My home was listed during peak season with no sign, no flyers, no open houses, and only two showings in over a month. Ryan failed to market the property beyond putting it on the MLS — and even that was riddled with errors (wrong neighborhood, incorrect square footage, etc.). When I asked to terminate the listing due to lack of effort and harm to my ability to sell, they refused unless I signed a “standard” termination agreement that included a $500 early termination fee and a non-disparagement clause (gag order) — all to cover for their own failures. That agreement included the listing photos, but once I declined to pay the fee, they reneged on the photos, claiming they never had the rights — despite already offering them in writing. After days of stalling and manipulation, they finally withdrew my listing from the MLS — but they are still refusing to release me from the contract, which means I legally cannot list my home with another agent. I’m now being forced to hire an attorney just to get out. This is how they do business: pressure clients into silence, withhold rights to materials, and hold listings hostage unless they get what they want. I have extensive documentation of every error, delay, and dishonest statement from Ryan and his broker Matt. This is not an isolated incident — this is a pattern. RE/MAX Associates should be ashamed of how this was handled.

Ryan “sold” our house, but did not follow the criteria for what we expressed we wanted in our pocket. The accounting table produced by he and his team told one dollar amount we needed be met and was discussed directly, but several fees were blatantly left off and not included; resulting in ~10k dollars lost at closing. I did not feel represented and as a remote seller his communication was minimal, at best. This felt more like a deal between he and the buyers, they definitely got the agents negotiations on their side. Disappointed!

Ryan was so helpful competent and fair He helped us sell and buy a new property. He responded quickly to every question or concern. His staff was also excellent. I would recommend him to all potential sellers and buyers.

Ryan helped us sell our condo for more than we originally asked and took a lower commission. If you're selling your house I definitely recommend Ryan.

THE BEST!!!! Seriously, if you like tons of people checking out your house so you can get it sold then Ryan is the guy for you. For as busy as he is, you still get information and follow up for every walk through. If he can't get to you the day after the showing then he has someone send and email/text and gets back to you as soon as he can. Our house was a VERY unique house. His marketing brought in plenty of showings and he stuck with it and probably worked harder than we paid him to. ;) He remained in contact with BOTH me and my husband throughout the whole process. Nothing is perfect, We had a run of weird luck with buyers and contracts falling through. None of it Ryan's fault. Yet he apologized and explained things so we could make quick decisions and get our house back on the market quick. So great to work with. Stellar service, very professional and easy associates to work with. Ryan Kramer Rocks.
