Doug has a very strong knowledge of the areas just North of Salt Lake City. He fundamentally understands current house values and can provide comps quickly. He is able to provide estimates, or ball park figures, for home improvements and repair costs. I am in the middle of closing and I appreciate how easy Doug, and his team, has made the process. You cannot go wrong Doug Cary.

I'm giving Doug Cary a 2 star rating because of poor form in communicating, relating to matters of principle and respect. Point #1: If you are thinking about using Doug Cary, be sure to ask for a commission reduction and do not budge on this (as I did). My Experience with Doug Cary. Facts: Did we get an offer over the list price of 699k? Yes, we priced aggressively, so this was not surprising. Did we close on the sale of my house? Yes, 738k. Why then the 2 star review? Let me explain. I agreed to meet with Doug after proposing a 1.5% sell side commission via email. He didn't commit to 1.5% via email, but said his goal was to get me the most money. I was erringly under the impression that 1.5% was understood, so we met. After meeting and building rapport, he said he would not budge on the 3% sell-side commission. I, begrudgingly agreed to this and signed the listing agreement. Why did I sign the listing agreement? Well, because I'm not good at face-to-face negotiation and I caved in. Who's fault was it for signing it? It was 100% my fault. But, let's continue. Two days later, I was not happy with myself for signing the 3% sell-side listing agreement, so I asked Doug to reconsider his commission. He said he was open to it; that's right, he knew I didn't have a good feeling, so he acknowledged that and stated he was open to discussion. Great, in fact, he even candidly admitted, that he too would ask for a reduction if he were selling his own home. A bit later, I proposed a tiered-commission structure based on the sales price: If we got less than 715k, his commission would be 2%, 715k-730k, 2.5%, 730k+, 3%. This tier structure showed that I knew we were underpriced and was confident, we'd get over our list price. And once again, he acknowledged my feelings of discomfort, almost commiserating with my dissatisfaction, but was unwilling to commit to a reduction until after seeing any offer, which brings me to Point #2, Doug Cary really cares about his commission. If he agreed to my proposed tiered structure commission before knowing the offer, then I would've had no issues with him, because it would have signified his sincerity in honoring our gentlemanly discussions, but the fact that he rejected it until after an offer price was known, clearly demonstrated that his intention of standing by his word was disingenuous. After going under contract, I again asked for a commission reprieve via text. He laughed in my face by sending me an emoji laughing-with-tears. I responded by referencing our discussions of being amenable to a slight adjustment, but that too was responded with derision. I expressed my mild agitation and even said $1,000 (.14%) would be sufficient as a good faith consolation, but was met with a resounding NO. And then during a weekly follow-up call, I again brought up my frustration and he explicitly said that he never reduces his commission. If that was the case, then what was all the prior talk for? This confirmed his disingenuousness. In summary, several discussions took place regarding the commission of which their was a clear implication of honoring a slight reduction, but when all was said and done, I got the equivalent of being laughed at to my face. Please let me reemphasize that signing the 3% listing agreement was entirely my fault. If you're a seasoned negotiator and stand firm in your decisions when it comes to signing time, then you probably won't understand my situation. If, however, you are susceptible to salesmen and have ever experienced buyer's remorse and/or have self-doubt and/or have ever felt uneasy about a sales experience, then you may relate. If you decide to use him, be sure to not make the same mistake I did and make everything very clear in the beginning, because once the paperwork is signed, it was my experience that Doug Cary puts his commission ahead of everything else. I value principles, trust, and 'your word' above all else, and in this situation, they were non-existent in matters that meant the most to me. And then to be laughed-at was not only unprofessional, but more so disrespectful, so therefore the 2 star rating. These are the nuances of my experience. Can Doug sell your home? Yes, he can and he is competent in the mechanics of closing a residential real estate transaction. But be sure to take Doug's own advice and ask for a commission reduction, because based on my interaction and what he explicitly said, he certainly would.

Dour suggested how best to set up our home to sell. He is professional, friendly, and attentive. Our home closed within three weeks of listing! I would definitely recommend Doug Cary to anyone that is looking to buy or sell a home!
