Todd Kortright was highly recommended to us by our next door neighbor and trusted friend. He knew Todd through his participation as a coach in various youth athletic programs in which their children jointly participated. When we first met Todd to discuss the sale of our home he had already done his homework. He quickly identified the factors influencing home values in the area and clearly outlined the potential challenges associated with the local market, which was/is characterized by highly variable niches in a semi-rural/suburban community. This challenge was compounded by an especially low real estate turnover in our tiny but highly desirable neighborhood, as there were no comparable properties to establish value. Nonetheless, Todd put together the facts and provided keen insight into how we could put together a sales strategy that should be a win-win for both us and prospective buyers. In this regard, Todd did a great job presenting our home to the market using all the latest internet and other marketing tools and as a result we had multiple offers above the asking price within days. However, the offer we accepted was contingent upon the house's appraisal being consistent with the offer. This is where the games really began in earnest with appraisers/banks gaming the area and using property comps that were not actually comps. And, because Todd really understands the various strategies, tactics and tricks agents, banks, and other brokers play to give themselves an edge (ie, unfair advantage), he was not bothered or surprised when the mischief started. In fact, he was well prepared with a variety of creative solutions and strategies to keep these folks honest. This is exactly what Todd suggested might happen given the high variability of the local property values. Todd patiently worked through all the posturing and gamesmanship that was being played by the buyer’s agents, appraisers (they sent in several) and bank. He provided multiple solutions to facilitate the sale of our home without compromising our principles, in essence calling the bluffs of these actors. Despite real estate chaos being on full display during all this, Todd didn't let this phase him. Moreover, he provided us with a wealth of information and reassurances that we were on the right track and that he could close the deal despite the ongoing shenanigans. It was clear he was well prepared for all of this given his many years of real estate experience in Arizona and Ohio. Real estate transactions can be some of the most stressful events in life, but Todd made it seem like a piece of cake. Thanks to Todd, we were able to circumvent the games, get a very fair price, finalize the sale of our home with the buyers tickled that their agents didn’t screw up the deal. Todd was the glue that held it all together. Just as important to us was the fact that Todd fully comprehended that we were not just selling our home, but we were also representing our neighbors, many of whom we had grown very close to in our time there. Todd considered them his neighbors too! Thus, we highly recommend Todd without reservation and consider ourselves lucky to have gained a dear friend in the process!

If you are looking for a realtor, Jerry is the best. We were out of state and had very little time to purchase a home because of some deadlines. He handles everything and he is the most honest and professional person that you will meet. We did a face time showing of our house that we purchased, meaning we never physically step foot in the house until after closing, and he set up all of the inspections and kept us very informed as each took place. He set the closing up for us and even got a notary to come to our house, out of state, to complete all of the signing. We highly recommend using Jerry and will definitely use him again, if we are ever in the selling or purchasing position again. He was a complete stranger to us and he treated us like his family.

If you want an agent who makes you believe and is working for you and not himself talk to Jerry. We got a mini education on the Phoenix market, and were very impressed and thankful for working with him
