If you are in search of a real estate agent in the Bay Area, look no further. Tim & Ryan are the best agents in town. We were first time home buyers and were pretty clueless in the process. Tim & Ryan held our hands and made this journey a stroll in the park. Right from shortlisting homes in the market on a daily basis, visiting open houses after sunset, placing multiple offers, to signing the deed, they were with us every step of the way. In the Bay Area where the market is cut throat, Tim & Ryan helped us navigate the market seamlessly through the different emotional stages and stress of buying a home. There were times when we wanted to submit bids far exceeding asking price when we got quite excited about some properties, however Tim & Ryan advised and helped placate those emotional bursts. And in hindsight, we made the right call. Working with Tim & Ryan was a very smooth and educational experience for us. Their knowledge of the different neighborhoods in and around South Bay, their pros/cons, helped us save a lot of time in sifting through the many houses we were initially interested in. They have been quite patient with us, and were very responsive and helpful for any questions we had, and they still are, even after 2 months. We wish them good luck in their future endeavors and are excited to see their business grow. We are lucky we found Tim & Ryan as our real estate gurus and happy to call them family now. PS: Even when you want to compromise on certain aesthetic aspects or remodeling ideas, they would not let you :-) It is not easy to get a Tim & Ryan stamp of approval for a house; it needs to be earned. They have laudable spatial reasoning skills. They are able to quickly whip up practical and contemporary remodeling idea, and also cater to minimalist designs: you might sometimes wonder if you have hired an interior designer also.

It was such a delight working with Ryan and Tim (we worked mostly with Ryan). TLDR, you should definitely go with Tim&Ryan if: 1. You need a lot of assistance in the process or 2. You want to remodel the house (before you sell or after you buy) or 3. You like to work with someone who can give you peace of mind or 4. You want good return on investment. but TBH, I don't think you can go wrong with them. Full story: This is our first ever home purchase so we were very cautious. After interviewing about 6 agents, we decided to go with Tim&Ryan because they are more responsive and have deeper local knowledge in the area where we want to purchase our first home. More importantly, we were willing to spend the time and effort to remodel and they have lots of resources and experience in remodeling. During the shopping process, Ryan provided guidance every step of the way. He gave us contacts, sent us potentially interesting properties, toured the properties with us and gave us tons of good remodeling ideas. Sometimes we would send properties to them and they would give us their take. When it came to making offers, Ryan would send us the disclosures and comp sales and usually gave us an estimate of how much he thought the property would sell for under the current market condition (which was pretty accurate). We were in a tough market because the inventory was low and it was hard to find an ideal property for the price we were willing to pay. We gave 4 offers but they were all rejected. It was easy to overbid but Ryan never encouraged us to do so. Instead, he gave us assurance that we would be able to find one that we like with the right price and he was right. This property was not on our list originally because it was beautifully remodeled a few years ago and didn't need much work. We would have missed it if Tim&Ryan didn't bring it up. We gave an offer and the next thing you know, we were in contract. The closing didn't go smoothly because our lender messed up, which delayed the process. But Ryan, once again, calmed us down and acted quickly to negotiate with the seller to extend the timeline. Finally, we got the keys!

Outstanding experience! Hands down the best agent we have worked with. We have had a consistent 11/10 experience every time we are in the market. I have went with Ryan and Tim for buying and selling. Every time they did not disappoint. Ryan is meticulous, analytical, personable, and patient. He will go to bat for you. He is extremely knowledgeable and connected. He is able to walk through the process with no judgement. I had a long list of questions throughout the process. He is incredibly responsive and will provide the red carpet experience to his clients. If you are looking for a top tier agent, knowledgeable, strong negotiations skills and the ability to win he is the one to reach out to.

My husband, myself and my 138 lb Great Pyrenees dog liked Ryan at our first meeting. Ryan is not only a dog lover, but the best real estate agent you will ever find. We should know as we have purchased 5 houses and sold two. Short background is we were selling my mothers 100 year old house in San Francisco. Sadly she left us after a stroke with a whole 3 bedroom 2 bath home with a full basement full of "stuff." We were overwhelmed to say the least. I held onto the home for 14 years, knowing I had to clean it out and sell it. We never rented it, but let friends use it when they wanted to visit the City. I was desperate. Then I met Ryan and he made things seem not so bad. His gentle calming nature and professionalism put me at ease immediately. We toured the packed house together and he acted like "no problem here, nice house". I also had to have a vehicle towed from the residence and deal with a persistent transient person that thought the house was his. Ryan held my hand through the whole ordeal. He either took care of things or had the resources for me to call and take care of any problem. We got the house cleaned out in 3 days with professional help (kind of like hoarders). We then turned the house over to Ryan to sell. That is when the real magic happened. Ryan had the house beautifully staged, gorgeous pictures taken for a brochure, spread the word to his colleagues and MLS. We then decided on a weekend for open house. Ryan got 4 good offers on the first showing. As he says he took the highest and best to us. We wanted to wait and see if any more offers came in and one did, higher than the first. We said yes to that one. So in one weekend the house was essentially sold. There was a minor hiccup during escrow where the buyers could not get insurance. This is a serious problem in California. Ryan called several insurance companies on behalf of the buyer. He worked extremely hard. I felt he worked harder than the buyers agent. Finally we agreed to lower the price slightly and the buyers were able to get insurance. Because of Ryan's magic we got the highest price in the neighborhood during a time when interest rates were at 7-8 percent and insurance almost impossible to get. My husband, myself and Handsome, my Great Pyrenees cannot recommend Ryan and Tim highly enough. Go with ROI!! Don, Victoria and Handsome Archibald San Francisco, Ca.

So happy that we met Tim & Ryan. We knew we wanted to sell, but we had no idea how to go about it and were worried that our home my not sell. They put us at ease when they let us know how confident they were that it will sell. They explained that a remodel and upgrades would help sell the home so they redesigned the kitchen and bathrooms. As soon as the condo was remodeled and staged, I could see why they were so confident in their work. On the first weekend of the open house we had 3 offers and our home sold right away. It was so quick, we had an offer that broke the record in our condo complex, San Jose Brickyard! It was such a smooth and quick process. I highly recommend Tim and Ryan to everyone! They were always available to answer any questions we had, they are such personable and pleasant guys to work with. Thanks so much Tim and Ryan!
